Why do I need to get an Inspection?      Have your home inspected before you buy it!

When you identify a possible home to purchase, we will help you perform a preliminary evaluation of the home and its condition. You need to know what types of home inspections will need to be performed and requested at the time you submit an OFFER to PURCHASE.

All inspections are at the expense of the buyer and will be paid regardless of whether you close on the home. Some properties will require inspections to be completed prior to submitting your Offer to Purchase, but most occur after you have secured the property with a contract.

  • All inspections are an evaluation of the visible and accessible systems and components of a home and are intended to give the client a better understanding of the condition of the home.
  • It is not an appraisal of the property's value. 
  • It does not guarantee that the home complies with local building codes.
  • It should not be considered a technically exhaustive evaluation.

The types of inspections are: home, well, septic, radon, structural, and environmental. Your real estate agent will be able to provide and schedule all inspections with a licensed professional. Only persons licensed by the North Carolina Home Inspector Licensure Board are permitted to perform home inspections for compensation. To qualify for licensure, they must satisfy certain education and experience requirements and pass a state licensing examination. Their inspections must be conducted in accordance with the Board's Standards of Practice and Code of Ethics.

Most inspections are required to be performed within a time frame stipulated in your contract. Once that time frame hasexpired you may lose the right to have the seller make corrections and you may lose your ability to terminate the contract if the home's condition is unacceptable to you.

Remember, newly built homes and homes under construction need to be inspected by private home inspectors too. If you are building from the ground up we recommend at least a three-stage home inspection: just prior to dry-wall, after completion of the home and prior to closing.
